Many Real Estate Agents wonder if they should invest additional time, money or travel arrangements to attend Realtor seminars. That can be an especially difficult decision if you are currently struggling in your business.
Well the simple answer to that question is YES. Of course not all seminars are created equally. However, there are a few things you should research before making the decision.
Who will I learn from? - It's important to find out who the guest Realtor speaker/speakers are. If it's a Real Estate Agent that currently has AMAZING results and is willing to share with you how to get them, then you definitely need to be there.
What do others say? - Do you know anyone who has ever attended the particular seminar that you are interested in. If not, search for testimonials from other attendees to find out what sort of experience they had. No one wants to be bored all day, especially after paying your money. If the particular seminar has a history of selling out, that's great testimonial in itself about what kind of program is offered. If you can't make the first, ask for the dates of the next seminar and prepare in advance to attend.
What will you learn? - Double check that the topic to be discussed is something that you currently need to work on in your Real Estate business in order to get the most value. If it is a workshop or summit, ask for an agenda of topics and classes.
Will you be able to talk to the speaker? - Believe it or not, some Real Estate speakers do not socialize after speaking to their audience. So find out if you will be able to do a little Q&A with the speaker after the program.

Every Real Estate agent is always looking for new business. The never ending question is where to find it.
The best place to start is by using a tool you already have...your database. If you kept excellent track of every client you've ever sold a home to, then you are on the right track. If you don't have a great database in place, then now is a great time to start.
Many times we already have the resources to gain more Real Estate Business in front of us, we just need the key to unlock the secret chest. Here are a few great keys to unlock your database treasure chest:
- Letter Per Week Call -Organize your contacts alphabetically. Then focus on a certain letter group to call every week
- EOS Postcard -Send an evidence of success postcard every month to your database to show them how you have helped other happy clients
- Send an E-News Letter - Send an e-newsletter every month to tell your clients what's going on in your business. You can also include links to current listings in the letter. If you don't have a program to use, then try a few trial subscription to online e-mail companies to see which one works best for you.
- Write a Letter From The Heart -Share a personal experience with your clients to make them connect with you.
- Client Parties- Throwing a client party is an awesome way to get in touch with your database. There are many different ideas you can try. Such as renting out a movie theater, having a small gathering at your house, hosting a picnic, or holiday themed parties.

There are so many real estate agent coaching companies out there now. Thanks to the internet revolution anyone with a computer can claim to be an expert. While there are some reputable real estate coaching companies out there, we all know that it's impossible for them all to be experts. A simple Google search for "real estate coaching " can yield 101,000,000 listings. Who has time to look through all of that information? I know we don't. So, how can you weed out the professional companies and those who are no more than a guy with a computer sitting in his boxers?
Here are 8 things that you must determine before choosing a Real Estate Coaching Company:
1. Years in the Business
It only costs a couple dollars to create a website and put a business on line. Pick a Real Estate coaching company who has been around for a while and has results that are proven and tested.
2. Location & Support
I'm a fan of the Dr/Nurse theory. When you walk in the doctor’s office he doesn't have you sign in check your insurance, bill you and schedule an appointment. He has nurses and other staff members take care of that. So, you should be leery of a one man shop. Having just a website is not going to cut it. You need to able to call the Real Estate company and check them out. They also need staff members who will be able to support you during your real estate coaching.
3. Coaches in the Business
Whether or not they are actually in the real estate business is a big deal. How can someone mentor you in Real Estate if they are not up on what's happening in the current market? The Real Estate business was completely different just five years ago. You need a mentor that knows what's going on right now.
4. Their Stats
When looking for the right Real Estate coach you want someone who knows their personal numbers. How much do they net per year, who much do they have saved, are they debt free, what's their business overhead? To obtain financial freedom you must know your personal numbers. If they can't tell you that, then how are they going to help you? You want to learn from someone is currently more successful and has more experience in the real estate business than you do.
5. Testimonials
Do a little research on the testimonials that are boosted on their websites and marketing materials. Try goggling the name of the person in the testimonial and see if they are a actual person in the business. You can also check their Facebook page to see what people say about them.
6. Realtor Goodies
In addition to personal coaching what sort of tools will they provide to help you? Are these tools constantly updated or are they items that were relevant in the past. A Real Estate Coaching and training company should always be abreast to what's currently going on and keeping you on top of your game.
7. Overnight Success
The formula should be that the real estate training company coaches and mentors you, gives you the tools, systems and secrets for success and then holds you accountable to implementing them. No one book, CD, coaching call or document is going to make your Real Estate business more successful. Once given the tools and resources, it's up to you to implement them.
8. Try it Before You Buy It
Most people do not buy a new car without first buying it. So why take the same chance with your business. Before agreeing to Realtor coaching make sure they have samples of what they teach available. Whether its join an instructional webinar, business consulting, seminar, downloading an eBook, audio training, etc. Look for anything that is associated with their coaching and gather as much free information as possible before making a hasty decision.

Agent call to potential listing
“Hello this is ________ with _______. Do you have a moment? Great, I have two clients that recently drove by your home and were interested in possibly purchasing it. Have you thought of selling your home?”
”Hello, this is _____ with _________. Do you have a moment? Great. I have a free report that allows you to determine what you would net from your home if you sold it today. Many people use this report to determine if it is the right time for them to move up. I see you have owned your home for five years and I was wondering if you would like one of these reports.”
“Hello, this is _______ with ______. Do you have a moment? Great. A lot of homeowners like yourself are looking to buy and would like to get a feel for the market and what’s out there before they do. Once a year, I have a four-hour tour of (name the area) and we see ten luxurious homes all at once. I do this to help other sellers in the area and I was wondering if you wanted to join myself and eighteen other people for this tour on (time and date)?”
Remember, meeting people is the key. They must have a compelling reason to contact you! You must offer something of value or there is no value. Don’t be a secret!

Networking Through Social Media Sites
As soon as you identify a prospect or potential referral partner, be sure to look them up on Facebook and LinkedIn. You can get a lot of background information and hopefully find some common ground or identify mutual acquaintances. All of that intelligence will help establish rapport and develop a connection. You can then determine whether to “play up” your social media presence based on their personal investment in that media.Walk into every meeting as though it were a job interview.If you are not taking advantage of the technology that is readily available then you are making a huge mistake.

“Perfecting each step, from taking the lead to closing”
Perhaps the greatest challenge in our industry is to do a great job for the client, while at the same time constantly attracting new clients. The lending and real estate field really call for the same skills as a great attorney, financial planner or commercial Realtor. All these professions can make a lot of money; however, they are careers that require two key ingredients:
- Client acquisition skills
- “Deal making” skills
The first thing I want everyone to realize is you cannot have one without the other and produce at a high level in our business. If you cannot obtain new clients, you cannot do well; likewise, if you get a lot of business but just can’t close it, you will not achieve success in this business. How do we do both?
There are three major steps to follow in order to go from a lead to a raving fan:
1. Perfecting the lead intake
2. Meeting with the client
3. Structuring the deal and updates
Today we will cover how to perfect the lead intake -
Perfecting the Lead Intake
This is the first impression with a new client and sets the tone for the entire relationship. There are three steps to this: answering the phone correctly, asking the big questions, and setting the appointment.
- o Answering the phone correctly
- o Asking the big questions over the phone
- o Setting appointment with out giving up the “candy”
- Fill out a lead sheet. Have one sheet where you make notes to yourself in detail so you know exactly what the client wants.
- Triangle for trust: “How to do you know Mike that referred me? What did he say about me? Great, I have known Mike for five years and my commitment to you is to give you the same professional service I gave Mike, sound good to you?”
- Get off the phone! Answer a few qualifying questions and if they appear motivated and have potential for completing a deal, set the appointment and get off the phone!
- On a scale of 1-10, how motivated are you to take action? Why, why not?
- Technical questions (questions you need to know before setting up a meeting):
- Value
- Cash, credit, income
- Do not answer questions such as “What is your rate? What are your fees?”
- A good comeback I have used for years is, “Does your Doctor diagnose you over the phone? Neither do I, as a professional I set up informational meetings to discuss your goals and needs and then offer solutions. There are no obligations and if you like the solutions I offer, then we can/ will do business together.”
